Although the holiday home and group accommodation is large and can accommodate up to 26 people, it feels warm and cozy
due to the cozy interior with wood and natural stone. On the 3 floors there are plenty of cozy places to retreat.
There are 11 bedrooms in the villa, each with its own regional touch that reflects the local character.
The ground floor of this charming residence immediately sets the tone: the spacious open kitchen and dining room are the ideal place to enjoy delicious treats with your group of up to 26 people, to meet or to brainstorm. You can chat in the living room by the fireplace or at the billiard table.
On this floor you will find 2 bedrooms, each with their own toilet and bathroom, 1 of which is fully adapted to people with a disability.

On the top floor you will find an extra bathroom and the 9 other bedrooms, each with its own sanitary facilities and adjoining bathroom. The local character of the region has been carefully reflected in the different rooms by adding a local touch throughout. A wonderful night’s sleep is guaranteed.

The ground floor is the biggest secret of this rustic Ardennes gƮte. Here you can really relax in the luxurious sauna. Have you scheduled a meeting? Then the multipurpose living and meeting room including TV with interactive screen is the place to be. You can relax after a tough brainstorming or walking session at the kicker table or with a drink at the cozy bar.

The spacious garden is the real eye-catcher. Everywhere you look you are surrounded by the greenery of Han-sur-Lesse, a stone’s throw from Rochefort. This is the ideal starting point for your walk or bike ride. The villa is equipped with a heated private swimming pool* for a refreshing dip. You can dry off with a snack and a drink in the cozy pool house with fireplace and well-equipped BBQ or on one of the 3 spacious terraces. Or would you rather compete with your group on the petanque court?
Even the little ones will not be short of anything: they can indulge themselves in the children’s playhouse with swing and slide.
The ideal setting for a cozy get-together with family and friends or for relaxation after your seminar or team building.
*The heated swimming pool is accessible from 1 May to 30 September.

- The rental periods:
- Weekend: from Friday 16h30 to Sunday 20h
- Extended weekend: rental period according to calendar on website
- Midweek: from Monday 16h30 to Friday 10h
- Week: from Friday 16h to Friday 10h
- No pets are allowed in the holiday home.
- Smoking is prohibited in the holiday home.
- The holiday home is not rented for bachelor parties, student cantuses.
- When booking under false pretenses, the deposit will be withheld and the renter will not get access to the holiday home. If attendance is detected under false promises during the rental period, the landlord reserves the right to immediately stop the lease and deny access to the holiday home.Ā The renter in this case has no right to return of funds, except for the deposit if there is no damage and / or extra cleaning costs (Art. 3).
- In the event of a fire, you must inform the fire brigade (112) and the owner. Fire extinguishers are available in the holiday home.
- It is not allowed to rent the holiday home with more than the stated maximum number of people (26 people). Additional tents, caravans or motorhomes are also not allowed. Children less than 2 years old are not counted as full persons, but must be mentioned in advance. Subletting is not permitted. If there is a violation of the maximum number of people, the landlord reserves the right to immediately terminate the lease and deny access to the holiday home. The renter in this case has no right to return of funds, except for the deposit if there is no damage and / or extra cleaning costs (Art. 3).
- The household waste must be sorted correctly in the bins provided for this purpose.
- The Ardennes, that means peace and serenity for everyone. Also for our neighbors. Do you take this into account together with us?

Cancellation by the renter
- The renter can cancel in writing, within a cooling-off period of 7 days after reservation, free of charge.
- Rebooking: up to 6 months before arrival you can change the dates of your booking once, whereby the date of the new booking for stay must take place within 12 months after the change. The prices at the time of the rebooking will then apply.
- In case of cancellation by the renter, the following costs apply:
- In case of cancellation up to the 90th day before the day of arrival: 50% of the rental price.
- In case of cancellation between 90th and 60th day before the day of arrival: 75% of the rental price.
- In case of cancellation from the 60th day until the day of arrival or later: the full rental price.
- If the stay cannot take place due to measures imposed by the Belgian government or another agency, the booking will be rebooked free of charge to another available period and formula (weekend, long weekend, midweek, week,ā¦). The sums already paid from the original booking will be deducted from the applicable rental price of the new chosen period and formula.
- A change or cancellation by the renter must at all times be communicated in writing or by e-mail, stating name and rental period. The landlord will send a confirmation by email of the change or cancellation within 7 days.

Cancellation by the lessor
- If circumstances force the landlord to cancel the stay, the renter will be notified immediately and the rental agreement will lapse. In this case, the landlord will refund the amount already paid by the renter within 48 hours after the aforementioned notification to the renter. In this case, the renter has no more or other right than to reclaim the sums already paid and therefore expressly waives further rights.
- The lessor reserves the right to cancel the rental agreement in the event of inaccuracy of the personal data provided.
